Overview

One of the Largest Retail Gaints of US with its corporate office presence in India, had to complete its office interiors in time for an important upcoming Global meet. Therefore, the team required the work to be completed within a fixed timeline, with no scope for compromises in terms of the handover deadline.

At the same time, the quality had to be top-notch and adherence with Client’s standard guidelines without any deviations. Besides, the project had to be completed keeping in mind strict restrictions with respect to working hours.. In addition, Client also needed to refurbish a terrace café and required design consultation for the same, in addition to project management.

We functioned as the perfect link between both Client and GC through quick reviews and effective decision making.

Our Approach

Vitana Projects was tasked with the entire project management process and expected to act as the de-facto client representative for the duration of the project. We were responsible for the review, approval and decision making for Project design, as well as cost and execution in consultation with client. Given the tight timelines, Vitana Projects adopted a proactive approach with aggressive follow ups and guidance to both the client and GC. Considering the restricted working hours, Vitana Projects closely helped PMC and vendors on execution plans by,

  • Providing timely information and Clarification. Timely Approvals from Client stake holders, builders and consultants to vendors also played a huge role in helping to stay on track. Another priority was to provide schedule of delivery of long lead items and to ensure there were stand by alternatives to items such as wall papers, skirting, floor profiles and etc
  • Cost optimization was achieved through a thorough review of design, BOQs, and material specification without compromise on Quality
  • Time optimization was achieved by providing onsite solution and path forward to GC

An Industrial Building that Scores High on Functionality

Overview

We Based in Peenya, Bangalore, Pragati Transmission Pvt Ltd is an organisation that is engaged in the manufacture, supply, and export of precision Gears used in Aerospace, Industrial Gear Boxes. Power Tools, Machine Tools & Automobiles.

The project requirement was to design an Industrial Building with a machine floor, office space, toilet block, and canteen area in addition to standard amenities. The client also proposed a covered truck bay and a dedicated internal road around the building.

* Area – Approx 48,000 sft total built-up area + GF + Mezzanine Floor + First Floor + Second mezzanine + Second Floor

* Duration – 55 weeks

In order to cut down on heat levels and ensure optimum natural lighting, the Opus team recommended a combination of strategically placed vertical and horizontal perforated fins made of stretch metal ‘Jaali’. These act as a shading device while optimizing natural lighting inside.

Our Approach

Effective functionality was the top priority for the main building. The building needed to house both machines and office spaces at multiple levels, with cranes and freight lifts. Since the campus would comprise two buildings and a toilet block, a steel bridge was proposed to connect the main building and toilet block.

The team at Opus conducted a very detailed analysis of the building, considering architecture, structural design such as load, steel, and concrete proportions, etc. as well as factors such as the low water table at the site

  • Challenges during the execution were managed through proactive planning and an experienced approach. Excavation amidst rains was one such challenge. Due consideration of location factors such as natural slope, existing trees, and plants while accommodating all the client’s requisites.
  • Extensive discussions were conducted to finalize these details with consultants, client, and peer review / third party review teams. A series of standard tests were done for materials such as steel and concrete. All these efforts helped ensure that the project was economically viable.
  • Expert planning, an experienced approach, and seamless coordination between design and execution teams helped ensure that project essentials were delivered without compromising time, cost, and quality requisites.
  • Teamwork by the on-site team and office teams has been critical for the delivery so far. Complete control at all times has allowed us to overcome challenges without causing any damage/loss to the project.

The Task

We recently completed what was definitely one of the most challenging projects ever executed by us at Opus Architects and Vitana Projects. We’re absolutely thrilled and want to share this experience with our partners, customers and well-wishers.

Itwas on May 18 that Teleflex approached us with what seemed like a fairly straightforward task. A 4500 sft office space consisting of workstations, reception, cabins for senior officials, business centres, utility/breakout areas – the works. There was one small hitch however. They wanted the project delivered from scratch in less than 45 days. Please note that, usually, 90 days would be considered a somewhat reasonable timeline for something like this. But we had only about half that time.

The challenges

Whiletime was really the biggest challenge, there were a few other constraints as well. Firstly, the height of each floor was only 2.8 meters as opposed to the standard 3.6 – 4 meters. Taking a regular approach with a false ceiling to conceal services would’ve created a very boxed-in feeling. Therefore, we decided to take a slightly different approach. Instead of a full false ceiling, we created circular service ‘pods’ on the ceiling. The ceiling was painted blue with circular pods in white, thereby creating a ‘blue sky with white clouds’ kind of feel. The HVAC system was placed at the side, instead of having ducts running through the ceiling. This helped us maximize the available space and create a relatively open feel while ensuring that functionality was not affected.

The second issue was with the required utility areas. The specifications included a business center, meeting room, gym, pantry etc. Within the available space, designing separate spaces for all these would have meant that each of these spaces would be really tiny (and claustrophobic) in order to be accommodated. Instead, we decided to combine all these areas into a larger, multipurpose breakout space. And what’s more, instead of tucking it away into a secluded corner, we decided to put it right in the center of all the action and really celebrate the space.

When we look back, this really is our favourite part of this office space. Designed like a trendy loft, the look and feel of this place is vastly different from the staid corporate look of the rest of the office.

We put in bright tones, more wood and even an image of a tree on one of the walls. This space now serves as a gym, pantry, meeting room and lounge all rolled into it. We designed it with a huge sliding door, which flows seamlessly into the work area.

In terms of design, execution and especially timelines, this project was definitely one of the most difficult ones that we’ve ever taken on. Because not only did it involve getting our own pieces in place, but it also meant working with over 20 agencies – contractors, vendors and service providers. It was a logistical nightmare to ensure that each delivered on schedule; because a delay in one had a domino effect on the rest of the schedule. We had absolutely no luxury of time!

But in the end, the rewards were truly worth it…

Wecan look back with satisfaction and pride on a project done well. We thank our colleagues, vendors and partners for going the extra mile to make this happen. And most importantly, we are thankful to our client for having faith in our abilities and judgment and being supportive all through.
