An Industrial Building that Scores High on Functionality

Overview

We Based in Peenya, Bangalore, Pragati Transmission Pvt Ltd is an organisation that is engaged in the manufacture, supply, and export of precision Gears used in Aerospace, Industrial Gear Boxes. Power Tools, Machine Tools & Automobiles.

The project requirement was to design an Industrial Building with a machine floor, office space, toilet block, and canteen area in addition to standard amenities. The client also proposed a covered truck bay and a dedicated internal road around the building.

* Area – Approx 48,000 sft total built-up area + GF + Mezzanine Floor + First Floor + Second mezzanine + Second Floor

* Duration – 55 weeks

In order to cut down on heat levels and ensure optimum natural lighting, the Opus team recommended a combination of strategically placed vertical and horizontal perforated fins made of stretch metal ‘Jaali’. These act as a shading device while optimizing natural lighting inside.

Our Approach

Effective functionality was the top priority for the main building. The building needed to house both machines and office spaces at multiple levels, with cranes and freight lifts. Since the campus would comprise two buildings and a toilet block, a steel bridge was proposed to connect the main building and toilet block.

The team at Opus conducted a very detailed analysis of the building, considering architecture, structural design such as load, steel, and concrete proportions, etc. as well as factors such as the low water table at the site

  • Challenges during the execution were managed through proactive planning and an experienced approach. Excavation amidst rains was one such challenge. Due consideration of location factors such as natural slope, existing trees, and plants while accommodating all the client’s requisites.
  • Extensive discussions were conducted to finalize these details with consultants, client, and peer review / third party review teams. A series of standard tests were done for materials such as steel and concrete. All these efforts helped ensure that the project was economically viable.
  • Expert planning, an experienced approach, and seamless coordination between design and execution teams helped ensure that project essentials were delivered without compromising time, cost, and quality requisites.
  • Teamwork by the on-site team and office teams has been critical for the delivery so far. Complete control at all times has allowed us to overcome challenges without causing any damage/loss to the project.
